During your next buyer consult, here’s what you say—word-for-word—to reframe how your client views the process (and build MASSIVE credibility for you).

“So many buyers think writing a winning offer is just telling the agent what we want and we go get it… and that’s a super simplistic version of what good agents actually do.

Be real… is that kind of what you had pictured?”

“Here’s the truth. Writing a winning offer is NOT just about price. It’s strategy. It’s communication. It’s about understanding what sellers really want—and delivering it in a way that gives you the best shot…

I want to walk you through what actually makes up a competitive offer.

There are 5 components. Every single one matters...

The 5 Components of a Winning Offer:

  1. Money – This isn’t just price. Sellers weigh price and deposit. How serious you are shows up here.
  2. Timing & Conditions – Think: closing date, possession date, rent-back options. It’s convenience for the seller and protection for you.
  3. Contingencies – Financing, inspections, attorney review… or maybe you’ve already done a pre-inspection. These all affect strength.
  4. Services – Who’s managing title, escrow, lending, and appraisal? Great agents manage the chaos. You will not want to do this alone.
  5. Offer Presentation – This might be the most underrated. We don’t just write and send the offer. We package it. Present it. Follow up. And sometimes—this alone wins the deal, even if we’re not the highest offer.

For example, in a recent listing I had X offers.

You know who won? Not the highest bidder… but the agent who presented clearly, followed up, and made our job easier.

And YES—this takes strategy. It’s chess, not checkers. And if you’re okay with winging it, then maybe I’m not your agent.
