In this script breakdown, you’ll learn how to set buyer expectations, build trust fast, and win more offers using our “Economics Phase” method. This is how smart agents get paid.

So today, I’m giving you a script that solves exactly that.

This is your "Economics Script" built to set expectations, position you as an expert, and most importantly… get you PAID.

Let’s break it down like a pro:

Step 1: Set the Stage — “We’re Not Just Opening Doors Here…”

“Before we start looking at homes, I want to walk you through how we win in this market. Because we’re not just opening doors. We’re building a strategy to get you the home you want, at the price you want, with the right terms."

"This conversation is called the Economics Phase and it’s the key to making sure you don’t lose the perfect house over something that was totally avoidable.”

Step 2: The Reality of Financing (Build Urgency + Position Expertise)

“Now unless you're buying all-cash which only about 12% of buyers do then you're probably combining some cash + financing, right?”

“Totally normal. But here’s what most buyers don’t know… and why they lose homes:”

(Whisper this part. Like it’s a backroom secret.)

“Delays kill deals. Every single time. So if we don’t build certainty into your offer from day one, you’re going to lose to a buyer who did.”

Step 3: Show the Cash-Equivalent Secret Weapon

“Ever heard of a pre-qualification or pre-approval?”

[Pause. Nod.]

“Those are fine but in this market, that’s like bringing a butter knife to a gunfight. A real player comes to the table with an underwritten pre-approval (UWPA). That’s a buyer who’s already been fully vetted and just needs to find a house. That’s as close to cash as it gets without pulling out actual hundred-dollar bills.”

“He’ll even call the listing agent when we submit your offer to let them know you’re solid. That’s called certainty—and it’s what gets deals done.”

Step 4: Shift Focus to Monthly Payment (Emotion + Practicality)

“Let me ask you something important:”

“When you think about buying this home… what really matters more to you: the price or the monthly payment?”

“Most of our clients are working on a monthly budget. They’re paid monthly, they live monthly, and they want a payment that doesn’t wreck their lifestyle. That’s why we design the deal backwards—based on what YOU can comfortably afford.”

Step 5: Educate Without Overwhelming

“Now there’s a saying out there: ‘Marry the home, date the rate.’ But here’s the truth: That’s garbage advice if you don’t know what your real options are.”

“That’s why our financial partner will ask you smart questions like:

  • ‘Do you care more about lowest rate… or lowest out-of-pocket?’
  • ‘How long do you plan to live there?’
  • ‘Would you rather save money up front or month-to-month?’”

“He’ll run 2-3 strategies, based on math not guesses. And we use those numbers to reverse-engineer an offer that wins.”

Step 6: Close with Power — The Catalyst Home Setup

“So here’s the playbook: You tell me your ideal monthly payment range. We reverse engineer what you can afford based on that not just home price, but your lifestyle.”
