The Script That Turns ‘Just Looking’ into ‘Let’s Meet’ — Even If They’ve Never Heard of You

Most agents ask boring questions and get nowhere. This blog shows you how to flip the script, tap into emotion, and turn strangers into appointments using Step #2 of the TRIS Process: The Overarching Goal. If you’re tired of sounding like every other agent, this is your playbook.

Alright, pull up a chair.

I’m gonna teach you how to talk to strangers like a damn pro, not some weak-willed, surface-level script reader parroting “Are you working with a lender?” like a scared intern in a blazer two sizes too big.

See, here’s the deal:

Most agents? They’re boring.

They ask boring questions.
They get boring answers.
They book zero appointments.

Why?

Because they’re stuck in logical land “LPMAMA” this, “Are you pre-approved?” that when what really sells is EMOTION.

People don’t buy homes.
They buy a better version of their life.

And you’ll never get to that better life if you’re afraid to dig deeper.

Step #2 of the TRIS Process: The Overarching Goal

This is where the money’s made.

Let me break it down:

💬 Line 1: “Just so I understand better… what’s the reason you reached out today about possibly making a move?”

This ain’t just a throwaway.

It’s a door-opener.

You're inviting them to share their internal story.

Now shut up. Let the silence hang. Let them fill it.

Then follow it up with this:

💬 Line 2: “What was it about the home (or ad) that caught your eye?”

Don't just accept “Oh, it looked nice.” DIG.

“Was it the yard?”
“The open kitchen?”
“The space?”
“The way it made you feel when you saw it?”

Remember: when they say "space," they might mean a marriage on the rocks.
When they say "kitchen," they might mean hosting Thanksgiving like their mom used to.

You're not just a real estate agent  you’re a detective of desire.

💬 Line 3 (Our FAV): “What would be different about homes like this versus what you’re living in now?”

BOOM. That’s the move.

That’s where the truth falls out.

You’ll hear things like:

  • “We need more room for the baby.”
  • “I want to feel safe walking my dog at night.”
  • “I just want something that feels like mine.

That’s the real stuff.

And that’s what turns conversations into appointments.

Bonus (when they're guarded or just “want to see the home”):

“Totally — we can absolutely go over everything…it really just depends on a few things, like ______ and ______ — and maybe even your favorite color or football team. So it might be appropriate for me to ask a few questions first… just to make sure we send you the right homes / know what a good deal even looks like to you.”

Why this works: It disarms them. It adds a little humor. And it re-frames YOU as the guide — not just a lockbox opener.

Most agents are order takers.

You?

You’re gonna be a mind reader.

You’re not chasing leads.

You’re capturing attention, revealing emotion, and leading them to the promised land (aka: the closing table).

Tattoo it on your eyelids if you have to.
